  3. Electrical, Plumbing, & HVAC Installation: Our team installs all essential systems, including electrical wiring, plumbing for kitchens and bathrooms, and heating and cooling (HVAC) systems. We ensure all installations meet safety standards and local regulations.

  4. Insulation & Drywall: Proper insulation is installed to enhance energy efficiency and comfort, followed by drywall installation to finish the interior walls.

  5. Roofing & Exterior Finishes: The roofing system is installed, including shingles and gutters, followed by exterior finishes such as siding, stucco, or brick to complete the look of your ADU.

  6. Interior Finishes & Fixtures: Once the structural and exterior work is complete, we focus on interior finishes like flooring, cabinetry, countertops, lighting, and painting. As a finish and fixture dealer, we offer a wide range of materials, simplifying the selection process.

  7. Appliance Installation: If your ADU includes a kitchen or laundry area, we’ll handle the installation of all appliances, ensuring they are properly connected and ready for use.

  8. Final Inspections & Handover: After construction is completed, we arrange final inspections to ensure compliance with city codes. Once everything passes inspection, we hand over the keys to your fully completed ADU, ready for use.

While Johnson Built offers comprehensive pricing for new construction, ADU projects, home extensions, or room additions, which includes a wide range of labor and materials, there are certain aspects of a project that are not covered in the starting price of $300 per square foot. It's important for clients to be aware of these exclusions to plan their budget accordingly. Here's what is NOT included:

  • Plans: The cost for creating architectural and engineering plans necessary for your project.

  • Permits: Fees associated with obtaining the required building permits from local authorities.

  • Landscaping: Design and implementation of outdoor spaces, including gardens, lawns, patios, driveways, walkways, fencing, and other landscaping elements.

  • Utility Connection Fees: Costs related to connecting the new construction to municipal water, sewer, electricity, gas, and internet services.  This typically isn't required for building an ADU.

  • Soil Reports: Professional analysis of the soil to determine suitability for construction, necessary for designing an appropriate foundation.

  • Advanced Grading/Earth Moving: Extensive site preparation that goes beyond basic grading, such as significant earth moving for landscape

modification or to address challenging topography.

  • Solar: Installation of solar panels and related equipment for renewable energy generation. Thsi is a California requirement.

  • Arborists: Services of a certified arborist for the preservation, removal, or relocation of trees.

  • Demolition: Costs associated with the demolition of existing structures or obstacles on the site before construction can begin.

Here are some answers to our most common questions. If you have any other inquiries, please don't hesitate to call us!

  1. Are you licensed?  Yes, we are fully licensed, bonded, and insured. We hold a General B license (#1120255). You can find more information on our qualifications with the state board at www.cslb.ca.gov.

  2. Do you require deposits?Yes, we require a $1,000 project retainer on all jobs, along with a signed estimate with basic contract terms. A full contract is available on our website under Terms and Conditions.

  3. How soon can you start our project? For projects requiring permits, we schedule them once a contract is signed and the deposit is paid. Typically, we start within a week after permits are processed. For remodels and jobs without permits, we can discuss a start date based on availability. Kitchen and bathroom remodels are scheduled one project at a time and typically take 2-3 weeks from demolition to completion. ADUs are scheduled simultaneously, with no trade overlap on larger projects.

  4. How long does it take to build a room addition? Room additions take approximately 6-8 weeks to complete once permits are acquired.

  5. Do you handle plans and permits for custom homes and room additions? Yes, we can manage all permitting if needed. We are familiar with the process and recommend having us handle this portion. We also collaborate with several architects and engineers who can assist with plans.

  6. How long do permits take to acquire? Permits are often the biggest hurdle. Room addition and ADU permits usually take 3-4 months, while custom home permits can take 6 months to 1 year. Current city backlogs can extend this timeline.

  7. What does an ADU or room addition cost? Prices start at $300 per sq. ft. for new construction. Garage conversions start between $200 to $250 per sq. ft. There are many variables, but this provides a realistic idea of the cost.

  8. Do you help with financing? Yes, we can assist with financing. Most clients use home equity (HELOC) or refinance options for better rates. We work with a direct lender whom we can refer you to.​​

  9. Do you issue change orders? Change orders occur only if there is a change in the scope of work, time, or materials. All changes are approved in writing first. Our detailed contracts ensure no surprise bills at the end of any project. We provide out-the-door pricing to avoid any unexpected costs.

  10. Do you have references? Yes, we have many references available. We build strong relationships with our clients and primarily work through word-of-mouth recommendations.

  11. Do you work on the jobs daily?Yes, we are on every job Monday through Friday. We limit ourselves to a maximum of one remodel job and three new construction projects at a time, allowing you to work directly with us, the owners.

  12. Do you subcontract work?We are a small company and handle most work ourselves, except for specialized trades like roofing, plumbing, HVAC, and electrical. We believe in having experts for each trade to ensure the highest quality. We are finished carpenters by trade and start at the insulation phase.

  13. Do you offer a warranty?Yes, we offer a 1-year warranty on all projects as required by law. This includes plumbing, electrical, HVAC, roofing, etc. We strive for the best quality and will always address and fix any issues.

  14. Do you offer free estimates? As of 2025, all estimates have a $150.00 fee. If we are hired for the project, this amount will be applied to the project. If not, the fee covers the time spent on estimating. This policy helps filter out those seeking advice without intending to hire us. In certain situations, we may waive this fee at our discretion.
